RECOMMENDATION

Staff recommends the City Council approve a five-year agreement with Commercial Industrial Roofing Company Inc. to maintain and repair the roofs of City-owned facilities in an amount not-to-exceed $250,000


BACKGROUND

The City owns 29 buildings of various ages whose rooftops are primarily built-up systems comprised of plywood decking, steel beam framing, corrugated metal, clay tile, asphalt shingles, gravel ballasted coatings, galvanized steel flashings, roof hatches, gutters, down spouts, bitumen finishes, parapets, and other membranes and related materials.

Roofing materials deteriorate primarily due to aging. Their exposure to the sun, wind, and rain causes joints, membranes, and seams to separate and sealants to erode. The resulting gaps, peeling, and holes create leaks and other damage.


DISCUSSION

Staff released RFP No. 2669 to competing firms to perform roof maintenance and repair activities on an as-needed basis.
