RECOMMENDATION

Staff recommends the City Council adopt a resolution approving a Temporary Use Permit (TUP) for extended construction hours for 109 days for a mixed-use development located at 11111 Jefferson Boulevard.


BACKGROUND

On October 11, 2021, the City Council approved the mixed-use development located at 11111 Jefferson Boulevard (the "Project"), per Ordinance Number 2021-0015 (P2021-0025-CP/ZCMA/DOBI/TPM). An Environmental Impact Report (EIR) was prepared and adopted for the Project with Project Design Features and Mitigation Measures included.

On May 27, 2025, the Project was subsequently administratively modified per Minor Modification P2025-0092, increasing the number of residential units and reducing the commercial square footage, and modifying the conditions of approval. An EIR Addendum was prepared and adopted for the modified Project.

Pursuant to Culver City Municipal Code (CCMC) Section 9.07.035 and Condition of Approval #66, construction hours are currently limited as follows:
* Mondays through Fridays - 8:00 AM to 8:00 PM
* Saturdays - 9:00 AM to 7:00 PM
* Sundays - 10:00 AM to 7:00 PM
