RECOMMENDATION

Staff recommends the City Council adopt a resolution approving the final map for Tract Number 83031 consisting of a one lot subdivision creating five residential and one commercial air space units at 3961 Tilden Avenue.


BACKGROUND/DISCUSSION

On July 25, 2016, the City Council approved Tentative Tract Map 74021 for this project. It was subsequently discovered that the property owner's application for a Map number with the County was done incorrectly. The property owner then applied for a new Map number with the County and was assigned Map number 83031. Other than the change in Map number, no other changes were made to the scope of the project, which was and remains a one lot subdivision for five residential condo units.

The County of Los Angeles Public Works Department/Land Development Division has reviewed the Final Map for Tract Number 83031 and approved the map for mathematical accuracy, survey analysis, title information, and for compliance with the Subdivision Map Act. The City's Public Works Director/City Engineer and Planning Manager have certified that this map conforms substantially to the approved tentative map and is in compliance to all the provisions of the City's Subdivision Ordinance applicable...
